Your First Showings!

In today’s day and age, the very, very, very first showing you’re ever going to have for your properties is going to be online – on the internet. Real estate buying and selling have come a long way ever since the invent of the internet. Listings are no longer just published in a book. They are first shown online. If the pictures online aren’t awesome enough to woo the buyers, you can stop thinking about hosting open houses and also prepare on having it on the market for a long time. Some people fail to realize this which is why we see pictures taken from their smartphones or just regular point-and-shoot cameras. Those that really give me chuckles are the ones where the pictures are taken in portrait mode instead of landscape thus robbing space from the magnificent view that’s actually possible, and the ones that are rotated left or right which will require me to tilt my head to properly see them and say “Oh! It’s a bathroom and that’s the toilet.” Believe it or not, there are some of those you can still find in current listings, specially in the FSBOs.

So, what’s the first thing you can do to woo the buyers and have people fighting to come to your open houses and schedule showings? The number one favor you can do yourself is hiring a professional photographer. Professional photographers have the wide-angle lenses that allow them to take really amazing wide range pictures of the rooms! They are professionals and know how the angle of where the picture is taken from will or will not make the house or part of it pop out thus giving it the vibrant view it deserves. The same home’s appearance and layout, the scale of the rooms, and finishes and fixtures will look different when taken by different people with different cameras and different skill sets in photography.

Whether you’re trying to sell it as a FSBO or hiring a realtor to list it for you, make sure that professional photography is a part of your marketing plan. You can save yourself a lot of headache if you photograph the home right the first time.
